Self-Employment Transformed My Estate Agency Career
In the world of estate agency, the transition from traditional employment to self-employment can be daunting. But for Lee Merrick, an experienced estate agent operating in the heart of the Black Country, this leap was not just a career move, it was a game-changer.
A Career Reinvention
After spending over 30 years at Lloyds Bank, Lee Merrick craved a fresh challenge. Five years ago, he made the bold decision to leave the corporate world behind and start his own estate agency. Today, he offers a full range of services across sales and lettings, helping vendors sell properties, matching buyers with their dream homes, and assisting landlords with property management.
The Flexibility of Self-Employment
One of the biggest perks of self-employment, according to Lee, is flexibility. Unlike his previous job, where he had to seek permission for time off, he now controls his schedule. Whether it’s working weekends and taking time off midweek or balancing business with personal commitments, the freedom to shape his work-life balance has been invaluable.
“I can work an hour a day, four hours a day, 50 hours a week, or ten hours a week,” he explains. “The control over my own diary is something I’d never give up.”

As someone who has lived in the Black Country all his life, Lee has a deep connection to the area. With strong ties to Dudley, Wolverhampton, and Walsall, he understands the local market inside and out. He also appreciates the lifestyle benefits of the region’s proximity to Birmingham’s vibrant city life, access to beautiful countryside, and an array of entertainment options, from restaurants to sporting events.
Self-employment has allowed Lee to provide a superior level of service. Without the pressure of meeting rigid corporate targets, he spends quality time with clients, ensuring they receive the best possible experience.
“The difference between being an employee and running my own business is that I can focus on delivering top-tier service rather than rushing from one appointment to the next,” he says.
Advice for Aspiring Self-Employed Agents
While Lee champions self-employment, he acknowledges that it’s not for everyone. He emphasises the importance of financial security before making the switch and highlights the need for discipline and drive.
“If you have the motivation and the right mindset, I’d back anyone to succeed in self-employment,” he advises.
Importantly, he also reassures new agents that they’re never truly alone. Despite being his own boss, he values the support network provided by his brokerage, where training, advice, and guidance are always available.
